is a "Non-conforming Loan"?
The term "non-conforming" refers to loans that do not fit the
normal criteria for institutional (bank, mortgage company etc.) type lending.

We lend on Single Family Residential Homes, Multi-Family, and vacant land.

use a Non-conforming loan?
It is faster and it has different underwriting guidelines so you can get

long does the process take?
We understand your need for quick financing. We will work as hard as possible
to get you the money within 1 to 7 days.
Where
do you lend?
Presently we lend in the Jacksonville Florida area, in Duval, Clay, St.
Johns Counties, Tallahasse, and Daytona.
How
much will you lend?
We have no fixed limits, the amount we will lend is dependant on the individual
situation.
What
Loan to Value will you lend to ?
We will lend up to 75% of the After Repaired Value (ARV) as determined
by an appraisal.
What
are the loan terms ?
Loan terms range from 1-6 months to 1 year balloon.
Can
I borrow repair costs ?
We will be happy to finance all repair costs. All repair costs will be
held in escrow and released on receipt of a completed Draw Request form
and a satisfactory inspection.
What
is the interest rate ?
Our interest rate is 14-16%.
What
are the loan costs ?

Where
do we close the loan ?
We will close at the Title Company of your choice, or we can use one of
ours.
